For properties sold with "Reserve," the seller will pay the cost of (i) preparing the deed and other conveyance documents, (ii) one-half (1/2) of the escrow fees, settlement fees or closing fees charged by the title company, (iii) premiums for the basic title insurance policy; (iv) seller's legal fees, and (v) all current ad valorem taxes and any dues and assessments of home or condominium owners' associations assessed against the property and due through the date of closing.
